Q1 Market Report 2024

If you're contemplating the prospect of purchasing a home this year, it's crucial to stay well-informed about the dynamic housing market. To assist in your decision-making process, consider these key questions along with pertinent data to cut through the noise:

  1. What is the media saying about home buying?

Overall, media coverage regarding home buying and commissions reflects ongoing debates and developments within the real estate industry, with a focus on issues of transparency, consumer protection, technology, and regulatory oversight. It's essential to stay informed about these topics, as they can have significant implications for individuals navigating the home buying process.

  1. How does this change my home buying search this year?

Talk to the agent you trust to understand what this means for you. If your agent is unable to articulate the change in compensation for buyers agents and the new commission structure for purchasing a home through the MLS,

Let's take a look at the data for Q1 in 2024

As we review Q-1 of 2024, there were 4 more on market closing in 2024 than in 2023. Of the 62 sales this quarter, the average sale price is $500K above what it was in 2023.

Single family sales in Needham are down 15 closings with on market transactions. There is nothing down about the sale price with an increase of $150K.

Lexington has closed 7 more single family homes this quarter. The median price decrease of over $475K indicated it may be a good time to consider Lexington as an option.
