Let's take a look at the data for Q1 in 2024 


 As we review Q-1 of 2024, there were 4 more on market closing in 2024 than in 2023. Of the 62 sales this quarter, the average sale price is $500K above what it was in 2023. 




Single family sales in Needham are down 15 closings with on market transactions. There is nothing down about the sale price with an increase of $150K.  




Lexington has closed 7 more single family homes this quarter. The median price decrease of over $475K indicated it may be a good time to consider Lexington as an option.
